A Flat Roof From Rotten Deck to Finished

One rear extension roof, followed from the day we arrived to the day we left. This is what a flat roof done properly looks like underneath.

Water in a flat roof deck spreads. The OSB or chipboard swells and loses its strength, the joists go at the ends where they sit in the wall, and the insulation becomes a wet blanket that does nothing. A covering-only job on a roof that needed a new deck fails again within a couple of years, and the second time the joists are in the bill too.

What we found

An old felt roof that had been holding water for years. Moss on the surface, the laps lifting, a pond that never drained. From the bedroom window it looked tired. Underfoot it was soft, which is the tell that the deck has gone.

The edge

At the edge the felt had cracked and the water had been running down behind the fascia rather than into the gutter. The green on the trim is where the wall never dried.

The covering and the deck came off together because the boards were rotten. With the joists exposed we could see which ends had gone soft where they sat in the wall, and replace them.

Insulation fitted between the joists before the new deck goes on. The room below stops losing its heat through the roof, and the deck sits on a dry, even base.

The new deck

OSB3 boards screwed down across the joists, laid to a fall so water runs to the outlet instead of sitting in the middle. This is the stage the old roof never had done properly.

The membrane

Membrane laid across the deck and fixed, edges trimmed to the fascia, upstands turned up against the wall. Nothing left to chance at the edges, because the edges are where flat roofs fail.

Finished

The same roof from the same spot as the first photograph. New trims, a clean fall to the outlet, and a ceiling below that will stay dry.
