Old Village, New Estates
Around the church of St Michael the village keeps its old shape: stone and cob cottages, a few thatched, farmhouses that are now surrounded by roads, and Victorian houses along the old routes, all within a conservation area of about eleven and a half hectares with thirty-four listed buildings. Everything else is later. Rydon, Broadway, Greenhill, Ley Green and the roads off Exeter Road are estates from the 1960s through to the 1990s, roofed in concrete interlocking tile on trussed rafters, with flat-roofed garages and porches of the same age. The newest housing sits by the A380 and towards the clay works, trussed roofs and modern tiles that will not need much for a while yet.

Kingsteignton is inland but low, at the head of the estuary with the Teign marshes beside it, and it is damp. Moss on north-facing concrete tile roofs is the everyday complaint, along with gutters that block twice a year from the trees along the old lanes. The south-westerlies come up the estuary and over Newton Abbot, and the 1960s estates on their gentle slopes take it on ridges bedded in mortar that was never meant to last this long.
Easy Access, One Conservation Area
Nearly every Kingsteignton roof is reached from a level drive, which keeps scaffold simple and jobs quick. The exception is the old village, where Teignbridge Council's Kingsteignton conservation area applies and where thatch, cob and stone need their own care; a like-for-like slate or tile repair is fine, changes of material want checking first.

My 1970s garage has a flat roof that has gone soft. What are the options?
If the deck is soft the covering alone will not fix it. The roof comes off, the joists are checked, a new OSB deck goes on and it is covered in EPDM or GRP. Two days for a single garage in most cases.
